Property Upkeep

Although our work is mainly involved with insurance solutions for our clients, advice regarding the upkeep of their premises is often sought. Aviva Risk Management Solutions have produced an excellent guide to good practice for commercial property, which is certainly worth using as a point of reference, whether you are a property owner, agent, surveyor, lessor or lessee.

As a broker dealing extensively with insurance for those involved with property, we are frequently presented with queries concerning defects to buildings caused by poor maintenance or wear and tear.

Also, it is important to bear in mind that your insurance policy may insist upon regular maintenance of flat roofs, valley gutters, fixed electrical wiring etc as part of their conditions. Policies covering unoccupied buildings will undoubtedly include warranties and/or conditions including reference to regular inspections and remedial works – “All conditions and warranties must be adhered to, as failure to comply with these could invalidate your cover”.
