Update on building warranties

Following our article in January, we now have access to a number of warranty providers, who between them provide solutions for a multitude of requirements for developers, builders and self-builders across the UK.  These are:

Traditionally, the market for this type of cover has been dominated by a single provider, being the NHBC. However, rapid diversification of the industry has significantly increased customer choice.

We are now able to access insurance policies for our clients to provide residential or commercial properties with 10 year structural latent defect guarantees in the event of building damage or failure due to build and design inefficiencies.

Cover is available for numerous forms of residential and commercial property including;

• new home warranties
• conversion/refurbishment housing warranties
• completed housing warranties
• self-build warranties
• barn conversions
• commercial property warranties and
• more specialist warranties for insolvencies and social housing.

Warranties exist to both protect the end user of the property and indeed the lender who has taken security over an asset in the provision of a mortgage. When funds are lent against a property, the lender must ensure that the property is structurally sound.

It is now a requirement that all new build residential properties benefit from a 10-year structural warranty, recognised by the Council of Mortgage Lenders. In addition, all high street lenders and nearly all other providers now insist on a warranty for properties converted or that have had major refurbishment works carried out. 

The Council of Mortgage Lenders hand book states “if the property has been built or converted with the past 10 years, you should make sure that the property has the benefit of a 10 year warranty”.

All policies that we offer are authorised by the Council of Mortgage Lenders.
